One of the first things you should do is research the property BEFORE you even look at it. A helpful tool that I have found is the FEMA Flood Zone Tool. Simply enter your address and it will tell you your flood zone risk level.

After that, always make sure to have a thorough home inspection performed to look for any possible previous flood damage.
