This month we are focusing on roofs and their components (as you can see from our last blog). In this blog I wanted to mention a maintenance item that I find very often on a home inspection – metal ridge caps.
We actually find these on brand new roofs and they are still used in some areas. They were the most popular 10-20 years ago for the most part though. Metal ridge caps tend to leak though. I see many roof leaks that seem large and have many people scared, but usually end up being just the ridge cap.
Before you “throw that roof out” and pay for a new one, make sure your home inspector checks that aspect of your roof.
